The Niagara Neighbourhoods Holding Value in June

It’s no secret that we’re in a buyer’s market across Niagara, but that doesn’t mean every neighbourhood is experiencing it equally.

Here’s what we’re seeing as of early June 2025:

  • Pockets that are holding value and moving well:
  • North End St. Catharines: Move-in ready bungalows and updated family homes under $700K are still drawing strong buyer interest.
  •  Beamsville & Vineland: Good commuter value for Hamilton/GTA buyers seeking space and vineyard-adjacent lifestyle.
  • South Welland: Detached homes under $600K in newer family areas are attracting first-time buyers priced out of St. Catharines.
  • Areas where we’re seeing softness:
    •  Overpriced luxury listings in Niagara Falls and NOTL.
    •  Older homes needing major updates across Fort Erie and Thorold.
    •  Rural homes without clear lifestyle draws (poor location, lack of amenities).

How we help:
We analyze market trends down to the micro-neighbourhood, not just city-wide averages. We give our buyers honest guidance about which areas are still worth pursuing, and for sellers, we’re candid about what’s achievable (and what’s not) in this market.

Making smart moves starts with smart advice.
